HOME CONDITION SURVEYS

The Home Condition Survey is a comprehensive survey report that gives an objective opinion of the condition of the property at the time of inspection and tells you about any defects that were present. This will inform you whether more investigations are needed before you buy the property.

A thorough inspection is carried out and 'condition ratings' are applied to the major parts of the main building. These ratings indicate whether no repair is currently needed, non-urgent repairs or replacements are necessary, that there are serious defects that require urgent repair or replacement, or that further investigation is required. A serious defect is one that could lead to rapid deterioration of the property and you may wish to obtain quotes for the necessary work before you exchange contracts.

ENERGY PERFORMANCE CERTIFICATES

Energy Performance Certificates (EPCs) for domestic properties. An EPC is required by law when a property is sold or rented.

The main aim is to reduce carbon dioxide emissions and make homes more energy efficient.

An EPC assesses the energy efficiency of your property and shows where you are wasting resources and, therefore, money! The EPC will help you identify the most appropriate improvements to your property.

EPCs show prospective purchasers or tenants the likely costs of heating the property.



LEGIONELLA RISK ASSESSMENTS


Legionella is a bacteria that can live in water systems. Water droplets containing the bacteria can cause Legionnaires' Disease if inhaled.

It is a landlord's responsibility to ensure that the property that they are renting out is safe and free from health hazards. Landlords need to take precautions to prevent or control the risk of exposure to legionella in their property.

Landlords are required to undertake an assessment of their residential properties to identify the risk of legionella being present.

Legionnaires' Disease can be fatal. Landlords have a legal obligation to ensure that their tenants are protected and there are fines for landlords who do not comply with the regulations.

The Legionella Risk Assessment provides a detailed analysis of a domestic property's water system to identify any potential risk of legionella exposure.
